City of Dallas Housing Authority (DHA) - DFW Advisors (DFWA) provided Relocation and Property Management services in support of DHA conversion of 228 multifamily units to low income housing at Hidden Ridge Apartments. Dallas Independent School District (DISD) - DFW Advisors
(DFWA) as Prime Consultant provided Relocation and Property Management services for 1,300 multifamily units within southern sector of Dallas in support of the DISD 2002 Bond Program.

SH190 Extension Land Acquisition & Relocation
Noise Mitigation Project
North Texas Tollway Authority (NTTA) – DFW Advisors (DFWA) provided Land Acquisition, Relocation, and Property Management services for the extension of SH190/Pres. George Bush Turnpike in Dallas County. For this federally funded land acquisition project, DFWA was
responsible for acquiring fee simple title of 10 parcels valued over $20 million dollars. DFWA also relocated 366 residential units and managed two multifamily apartment complexes through acquisition up until
demolition. DFWA’s project commitments were completed ahead of schedule. (2007 – 2008)

During the history of this 4 year project, DFW Advisors (DFWA) acquired 1,200 avigation easements and over 400 residential and 13 commercial properties.
This project included both acquisition of single-family properties and commercial properties and relocation of the owners/tenants. This included a 360-unit apartment complex. DFWA provided sub-consultant services
throughout the entire project. During DFWA’s four year participation in the project, all of the real estate agents working as acquisition/relocation agents, property managers, courtesy patrol personnel, and demo coordinator operated under the direction and supervision of DFWA. DFWA personnel prepared
and implemented procedures as well as made recommendations for the handling of property management issues, real estate acquisition issues,
and coordinated the construction management of the demolition of the acquired properties.

Jefferson Avenue Project

DFW Advisors (DFWA) is working closely with the Trinity River Authority (TRA) to acquire 17 Temporary Construction Easements along Jefferson Avenue for the purpose of rehabilitating/replacing existing sanitary sewer lines. Jefferson Avenue is lined with commercial properties that require easements and facilities to be located in or very close to customer travel lanes
and entrances. Timing for this project is 4 months for Temporary Construction Easement acquisition and two years for construction.

DFW Advisors (DFWA), acting as an agent for the Trinity River Authority (TRA) is acquiring 17 Temporary Construction Easements in the Duncanville
and Cedar Hill areas of the Dallas – Ft. Worth metroplex for the purpose of rehabilitating/replacing an existing sanitary sewer line.
The project area is primarily single family, mature properties and one private cemetery that require easements and facilities which will impact greenbelts, fencing and landscaping. DFWA is working diligently to mitigate the project impact as much as possible. Timing for this project is 4-5 months to obtain Temporary Construction Easements and two years for
construction.

Naval Air Station/Joint Reserve Base Ft. Worth And The North Central Texas Council Of Governments
Tinker Air Force Base And The Association Of Central Oklahoma Governments
In 2006 – 2007 DFW Advisors (DFWA) was the prime consultant for the Joint Land Use Study (JLUS) at Naval Air Station/Joint Reserve Base (NAS/JRB)Fort Worth, Texas (formerly Carswell AFB). DFWA worked with the North Central Texas Council of Governments (NCTCOG) as the sponsor and with the cities of Fort Worth, Westworth Village, River Oaks, Benbrook, White Settlement, Lake Worth and Tarrant County. DFWA and team analyzed previous Air Installation Compatible Use Zone (AICUZ) and noise study data to develop and make recommendations concerning compatible land uses and
zoning and building codes for the area impacted by the noise contours. We also made recommendation for mitigating existing and future noise incompatibility issues and possible funding sources to the sponsor and participating cities.

In 2007-2008 DFW Advisors (DFWA) was the prime consultant for a Joint Land Use Study (JLUS) at Tinker Air Force Base, Oklahoma City, Oklahoma that was sponsored by the Association of Central Oklahoma
Governments (ACOG) as sponsor and the cities of Del City, Midwest City and Oklahoma City. DFWA and team analyzed previous Air Installation Compatible Use Zone (AICUZ) and noise study data, established density standards and made recommendations to the
sponsor and participating cities. The recommendations included compatible land use, proper zoning and building code requirements for the areas impacted by the noise contours. Additional recommendations
were made for mitigating existing and future noise incompatibility issues and possible funding sources that the sponsor and participating cities could use for current and future development.

Land acquisition & business relocation
Texas Department of Transportation (TxDOT) – DFW Advisors (DFWA) provided Land Acquisition, Relocation, and Eminent Domain support in redevelopment of IH 635 in Dallas. As the Primary Consultant on this federally funded project, DFWA was responsible for the acquisition of 50 parcels, relocation of 8 businesses and 12 multifamily units in preparation for demolition and interstate highway construction. Land acquisition valued at nearly $18 million. (2005-2006)
